About how much does it cost to build a 2000 sq.ft. home in the Middle Tennessee area?

We already have 5 acres of land which retails at about $10000 to put as a down payment.

It really depends on what type of home you want to build. The style (Victorian, ranch, cape cod) and what type of building materials (brick, vinyl, wood) and inside components (granite, hardwood, tile, marble) that you want. A good overrall estimate is 80.00/per sq ft in middle tn but it also depends on what part of mid tn you are thinking about.

    • Your construction costs are going to vary, depending upon the following: How expensive the materials going into the home are (granite countertops or Formica?, comp roof or tile, etc). Is the home one story or two, how much grading will need to be done to put it where you want it, how far is the site from the sources of building materials?, is the builder using union labor or illegal immigrants to do the work?

    • The cost of the home can be as cheap as $65/sq feet to as expensive as you want. To really determine this you'll need a house blueprint. The fewer corners on the house the cheaper. For instance a single rectangle vs having a house that has the exterior wall bump out in several areas. It may typically be cheaper to build vertically than horizontally. Pick a plan where the baths and kitchen are near each other. This make the plumbing cheaper. Lastly, the finishes you use instide, linoleum vs tile, granite vs laminate, etc make big differences.

    • Have you ever thought about a Log Home....There are a number of options to choose from and they also have financing available...They range from 50 grand to way over a million....There are log home places right there in Tn.. Just a thought.. I'm going to be relocating as well but on the south east side of Knoxville... As far as the cost of a conventional home...It's all up to you and what you want...same cost as above The only other thing I can tell ya....Is to Do Your Homework and be sure you don't get ripped off by contractors.. Good Luck to you...
