You should patent it first, because your goal will be to sell them the patent. Be aware that there are many ways to skin a cat. So if you have a simple idea then there might be more than one way to replicate it. Your patent will only reserve you the right to one way to do your idea. So if you can think of additional ways to replicate your unique idea then you should patent those ways as well. hopefully that will stop someone for reverse engineering your idea.

Best way to sell your idea to a company is to prove its success. That's the only way to get a lot of money for it. So if you want to make more than peanuts then you'll need to actually create this product or service, begin making a significant revenue from it, and then sell the company to a larger company.
