[REAL ESTATE EXPERTS ONLY PLEASE] What is the square footage of a house?
I'm looking at real estate listings, and I'm unsure of what square footage means. (1) IN A 2 STOREY HOUSE (with BASEMENT) A) Is it the total inside area of ONE of the floors of the house? B) Is it the COMBINED total inside area of the FIRST FLOOR AND SECOND FLOOR? C) The COMBINED total inside area of ALL FLOORS (including the basement)? D) The total are of the land the house is built on? 2) Does "live-able space" include the hallways, foyer, garage, etc.? 3) Is the garage included in calculation(s) of question 1)? Please advise.

(1) - B (2) - Anything inside the main building of the house minus the basement, attic, garage. (3) - No.

There are some small variations in practice by state, but the general rule is the square footage is the total (rooms, halls, etc.) that is climate controlled (A/C, heat, etc.). A garage would not be included. An unfinished basement would not be included. It includes both floors of a multi-floor home.
