What basic questions should I ask my lawyer before signing a contract to purchase a home?

How many home buyers has the the lawyer represented ? What happens if the seller doesn't perform? What happens if the bank doesn't fund the mortgage? What happens if you don't perform? Are you getting proper title insurance? Are there any easements on the property?

first, you need to verify that you are talking to the right lawyer. ask him/her to describe his/her recent experience in representing home buyers. if the answer doesn't tell you how many such deals he's seen in the past month -- press for a more detailed answer. and if you dislike the answer, or the process of getting the answer, ask for a referral to a different attorney who has a lot of current experience in exactly this area. after you're sure you're talking to the right lawyer -- the critical question probably is: in your experience, what could go wrong with this purchase and what can we do about those chances? ...
