Because you don't have much equity built up, you should look at an FHA 203k loan. The way this loan is set up is pretty simple and unique. Lets say that your house is valued at $150,000 right now. With the 203K loan is it will use the value of your home AFTER the improvements. So as long as the improvements increase the value you don't need to have the equity right now. Does that make sense?

If this is for new windows then you can borrow from the window company. Same for new AC or appliances. Maybe some other things. Ask whoever you are planning to hire.
