Tenant wants to pay for unit but not live there..is this oK?

My husband, mother and I own an apartment building. October 1st we had a new tenant move into one of our units. Recently, we noticed the unit was empty we thought she had moved without notice. Today we got in touch with the woman. She was telling us that her father pays for the unit (which we already knew) She wants to live with her boyfriend but her father said that if she leaves this apartment that she has to go back home. So, she decided to keep the apartment letting her father pay for it and her move in with her boyfriend. This way if anything happened she had a place to go back too. I am fine with it. It is very hassle free for me. The woman is in her 40's she doesn't want her father making her decisions so I understand. It is a rather odd situation. Am I able to collect money if no one is living there but is under a lease? I don't see any problems but I would just like opinions. She wanted to give us her keys but I told her to keep ahold of them jsut in case. Besides she is paying for it so she should have the keys. We did want to remodel the unit so it makes it nice. She did give us permission to do the remodeling. What do you think about it? We plan on contacting her anytime we need in just like we would if she lived there. i am just trying to figure out if there is a situation where this would be bad.

Of course you can collect rent. It is their choice. I once had a roommate -- we were sharing a 2-bedroom apartment. But he was never there because he started to live with his girlfriend. He paid his half of the rent and I enjoyed the entire apartment by myself for almost a year. This is actually quite common. There are other reasons why she might want an empty apartment and she might want to share the reasons with you. For example -- having a job that required a legal residence or qualifying for residence at a state university. If that is the case, it is her risk, not yours. You are not committing the crime. Don't ask too many questions and you'll have no liability.

She signed a lease and is obligated to pay rent or pay for breaking the lease. I say let her father pay for it. Even if it is odd.

My sense of right tells me that the dad should know he's paying for an apartment no one is living in.
