tenant broke lease and moved in guests...now I want them out?
My husband and I own an apartment building. We have a tenant who has moved in her son, his gf and their child. This is against their lease. According to their lease they are given a written warning then they can be evicted if they do not comply. I have the written warning but I am asking that the guests leave within 3 days or I will have them removed by the police. I was just curious how this is done. (We have to rely on the state police so I was not sure if this would cause different protocol) also, is there a law as to how much time I have to give the guests to get out? (like how the tenants have 30 days w/ a monthly lease or 60 days with year leases are their stipulations on their guests? I am from PA if it matters. (I will ask my lawyer but he is in court today) I know that you have to go to court to evict tenants before having them removed but I was not sure about the guests. They are not on the lease and they do not have permission to live here that is why I was unsure. Thanks for your opinion! I know the law regarding my tenants however I am just unsure of the laws regarding tenants guests. (If there are any). that is why I have a lawyer.

I would the police non emergency line and inform them of the sistuation, you have people living in your residence who are not authorized and you need them to leave at once. As far as you are concerned they are trespassing and squatting in your property,

I believe you need to go to court and legally have them evicted. Eviction is not as simple as calling the police and saying you want the people removed.

Obviously if they don't have a lease then they are trespassing. I'm surprised you would own an apartment building if you are not familiar with the law.

this is rather tough. u may need 2 go 2 court 2 get an order 2 vac8. then the court gives a certain amt of days 2 move. this B'n hard, u may need an atty & ALL signed docs by u & the tenant
