my selling agent doesn't reply my emails,my calls sometimes(doesn't alert me about new?
listings etc, i have to ask him periodically)my home is in the market for more than 6 months(priced right and showing well). but i add 2 low offers. should i fire him? if so, when he asks for extension how i can i tell him politely 'cause he is a local agent who can bring a buyer in the future?

fire him. but tell his broker first. maybe you need a dif agent from the same office. and if he is smart, he will not bring a buyer but will bring a buyer's agent who has an offer.

You don't have to be polite - he is not doing his job. However if he is getting no action on your house he is making no money so he really has no incentive to try to hold on to the listing. Read your listing agreement - there is probably a clause that explains how the contract can be revoked with mutual agreement. First, do him the courtesy of telling him you are not satisfied and that you would like to end the contract prior to expiration. If he will not agree to that, you have the option of going over his head to his sales director. A caveat - if you are planning to list with another Realtor, protect yourself by making sure your current listing contract is ended before signing with another agent. If your current guy is truly a weasel, if you sell the house with another agent while still under the first contract or to a buyer who looked at the house when you were under contract with first guy, he (the first guy) could come after you for the commission. He could still bring a buyer in the future. Why not? He would still get a commission as the selling agent. Just another point. How motivated are you? Are you sure your home is priced right? Your agent should have suggested a price reduction after the first 30 days. If you refused that, swallow your pride and price your home aggressively. A home priced right will sell. This time interview at least 3 agents and have them present a comparative market analysis (CMA) and comprehensive marketing plan before you decide which one to hire.
