Tenant Disappearance and Keys?

Hi, I'm in a bit of a pickle at the moment and would really appreciate whatever advise anyone could provide me in regards. I've recently put up an ad for a flatshare and the supposedly new tenant paid the deposit including the month rent and took the keys and never moved in. He's not answering the phone and I completely lost contact of him. Now I fear that a gang might ambush the house in my sleep or when I'm away and worry they might cause harm to my spouse. This is a rented house and I have permission from my landlady to sublet but should I contact her and let her know of the situation and change the locks? Also do the police need to know of the situation? Thank you

Yes change the locks and let her know what has happened so that she will know if something does. Would not hurt to run it by an officer to find out if this is going on around. rd

--I had to re-read this 3x. of course change the locks stranger things have happened in life. HE could have died, or moved and gone into the hospital. next time, give any sublet 48 hours to begin moving in or he forfeits his deposits. and ask for an alternative phone #. do call police; he is a missing person!

It's very odd to have parted with deposit and one months rent and disappear. Maybe he has met with foul play eh. In which case you might contact the police. But YES most definitely change the locks - and fit chains on the door. You will need to confirm this with your landlady if you are going to change the locks - she'll probably need a set herself. If you are concerned about security in your area, you could call the police (on a non-emergency number) and run your concerns past them. Very strange!!

Your landlady should have approved personally of the new tenant. Now, you should tell her all that happened so she can change the locks. It is not a police matter since this person has not caused any trouble. Maybe something happened to him. If he looked like part of a gang, why did you sublet to him?

Definitley get the locks changed! Might seem like a hassle now, but think about how much hassle you will have if it turns out for the worse! I think your landlady should understand the situation, and appreciate you telling her...
