Question
A Career in Real Estate?
Okay so im 18 years old, and im at the point in my life where, i have no idea what I wanna do! i plan to go to school for business next fall, and ideally become a successful real estate agent. A Real Estate Agent is very appealing to me because, i like the fact that there is no limit to how much money you can make, you set your own hours, you get to wear a suit to work everyday, drive a nice car, you get the idea! My father was a car salesman, and my whole life ive been good with my words and able to sell and persuade people into things he he. Its just that i am a lazy weed-smoker who needs to change my ways ( but i plan to do so) and i don't like to work evenings and weekends. And i sat down with a Real Estate agent in my community and he said if you want to be a real estate agent, then say goodbye to your evenings and weekends! that's a turn off for me, i want to enjoy my nights and weekends with my wife and family! Any Thoughts?

Josh, First and foremost: Quit Smoking Weed!! Now I'm not saying that to judge you but it obviously impacts you or you wouldn't bring it up. Also, weed kills ambition and if you want to be in real estate, you have to be ambitious. OK, enough preaching. Well, no sorry but more preaching. Your 18 not 68. Going out on a Wednesday shouldn't make a difference to you. Earn your weekends by busting your ass and making the kind of money that entitles you to take weekends off even in real estate. OK, now I'm done preaching. All that said, you may want to look at commercial real estate sales as opposed to residential real estate. Residential means selling homes and when do most people look at homes? You guesssed it on weekends. Commercial real estate is the selling of commercial properties such as apartments, retail, office, land or industrial buildings. It is very hard work and I still work most Saturdays albeit from home catching up on paperwork or other mundane tasks that I didn't get to during the week. Commercial brokers spend most of their time on the phone "cold calling" initially until they establish their clientele and even then continue to prospect for new clients. Its a never ending battle, takes lots of hard work and the occasional weekend but is also very rewarding and can be lucrative if done correctly. It takes a highly motivated individual to be successful in this or any other sales oriented field so make sure you go into this with your eyes wide open and a willingness to learn and work your butt off. If after reading this you are still interested then go and Google a local real estate school in your area and find out what it takes to get licensed. Depending on the state this can take 3-6 months. Once your licensed (there is no separate desigation for commercial or residential - you can sell both with the same license) find out who the local players are in your area or if you are in commuting distance to a big city than look up some of the national firms such as CB Richard Ellis or Marcus & Millichap. If you are in California, Nevada or Arizona go to www.brcadvisors.com and check out their web site. You then interview with them and hopefully one of them accepts you into their company on an internship like basis (remember this is 100% commission based - no salary) and you learn the business. Good luck!

study all parts of real estate and then, figure out who, in RE, does not work on weekends. answer is easy; the lender! open up a small mortgage biz. align quickly with a bank and see if they will allow you to work only on week days. make sure you are on top of your game.
