I am running an outdoor Advertising business in U.P. Looking for NRI for expansion?
Question
can breaking a lease prevent me from ever leasing again? need advice asap!?
due to some crappy circumstances i was forced to break my lease at my last apartment. not only was the apartment vermin infested and the complex refused to do a damn thing about it but i also lost my job and could no longer afford it. so i had to get out. with that said i am now searching the market for another apartment home. i finally came across one today that was in my price range however the woman at the leasing office told me that a break of the lease on my credit would be an immediate denial with no conditions. i tried explaining to her the reasons for breaking my previous lease and even told her about the $50 dollar monthly payment i make on it and she told me she would have to contact her manager and see what she could do. my questions is is this fair? i mean shit happens and can they really deny me an apartment because i had to break my lease? i have never broken a lease before and am a good tenant and always pay my rent on time. i am really worried? any advice?

You should be worried. The judgment will stay on your credit report for the next 10-20 years. Most landlords wouldn't approve you simply because your too much of a risk...plus, there are plenty of tenants out there without bad credit marks.

Unfortunately, yes, they can deny you because of this. If they do, I would try a rental from an individual rather than an apartment complex - like a condo or townhome. When you talk with the owner, explain the circumstances and they may accept you if you have the income and otherwise have good credit.
