can i show houses and get commission if I have my real estate license but no broker?

I obtained my CALIFORNIA RE license a few years back and i was working under Coldwell banker but then i stopped for a year and some friend offered me commission if I showed her 3 houses (she wanted to lease them all). she also made me business cards but didnt want to sign a contract...the business cards are under HER companies name and im a "property manager/ agent".. My question is: is it okay if my RE license is still valid etc for me to show houses and get commission? why im asking is because i plan on suing her for not paying me full commission...

Dear EVM, GO DIRECTLY TO JAIL....DO NOT PASS GO....DO NOT COLLECT ANY AMOUNT...AND RESTUDY THE CALIFORNIA REAL ESTATE COURSE MATERIALS. Neither the DRE nor District Attorneys take kindly to this violation. On the otherhand, if this is a first offense, you might get straight probation. Solution- Find a broker who is semi-retired and will take only a nominal amount of the commission.

No in Cal. an agent must work under a broker.

All commissions must get paid through a broker. You have to have your license hanging on someones wall to get paid as a licensed real estate agent. Is your license still hanging with Coldwell Banker? If so the commission must run through them so they can take their split. If not you can loose your license or get fined if caught.

you are not just tippy toeing into hot water, you are begging for HUGE trouble!! Under NO circumstances can you work for anyone AS a RE agent without having a broker. IF you sued her, this is what could happen-- a; you would go before the RE commissioner b; you would lose your license c; you would have to pay a fine to the state d; you would probably go to jail for fraud, for extortion and violation of many RE tenants. u can become a rental agent for any prop mgt firm without having a broker but you have to be paid a salary! [not based on any specific number of rentals] So, find a broker, ideally, an independent and NOT until you have your license both hanging with the new broker and the state informed about it..........can you act as the lady's agent!!! you are so close and yet so far........... don't shoot yourself in both feet, arms, and head....... when you are one new broker from SUCCESS!!!!

No, you have to work under a brokers umbrella. I'm afraid you may have broken the law there.
