Question
tenants had someone try to break down their door; who has to pay to replace it? (I'm in Ontario, Canada)?
We have a small apartment building who's units have doors that go to the outside. The other day, someone tried to break down one of the tenants doors while they were home. The door will probably need to be replaced. Who is responsible for paying for fixing the door? There is a good chance they knew the person responsible... but will most likely say they do not.

The owner is responsible for the damage unless a visitor/invited guest of the tenant did the damage or if you can show that the tenant was somehow negligent (like doing some type of illegal behavior in the apartment or surroundings)

The owner of the building is required to make any repairs. If the owner does not want to pay for it all, maybe an agreement between the tenants and the owner can be drawn up, splitting the price a certain way. (I had a raccoon tear up my screen door, and I was not liable for the damages done. The apartment complex was required to pay. This is a similar situation.)

Was a police report filed? If not, do so immediately and make sure cops interview people in the unit. Your insurance may well pay for it. If tenant, or a guest or visitor of tenant damages the door, the tenant is responsible. Difficult to prove. READ the lease, carefully. I'd watch this tenant carefully, not renew their lease.
