what questions should I ask before leasing a commercial space?

I am opening a deli, and going to see the place tommorow. I have never done this before, I do have a real estate agent on my side, but I would like to know more questions I should ask my future landlord.

If you haven't seen any, ask the landlord or agent for marketing studies of the area. That will show that they have done their homework. Ask about signage on your place of business. Ask about adding your business name to the shopping center sign, if there is one. Ask about getting an exclusive, so that only you can run a deli in the shopping center. Ask about co-tenancy, giving you the right to leave if there is too much vacancy in the center. Ask about parking, if you feel you need dedicated parking then mention that. Make sure to take note of how the place looks and if it is maintained well. Watch for peeling or old paint, potholes, faded parking stripes, cracked or broken parking lot lights, etc. Ask about security, and make sure you know whether it is a safe neighborhood. Ask if the landlord will give you any money to help remodel the inside of your deli, as part of start-up costs. Interview the shops on either side of your space, and ask them what the landlord is like. Your leasing agent should be able to advise you on all of this.

I would ask about their extermination practices, if there will be restrictions on your lease as to the hours of operation of your business, delivery issues if you plan on dealing with large trucks dropping off food or paper supplies, parking for customers and employees, any incidents with crime in the shopping center or general area.
