Question

Does a Real Estate Agent absolutely need a car?

I want to get into the real estate business but I do not have a car-- is this an impossible prospect? I do not necessarily have the funds to buy a car, even a cheap used one, as I just graduated from undergrad, but I know I would be a very good agent. Theoretically I could bike where I needed to, but winter is very harsh where I live and it is coming soon. On top of this, I know you need to pay a decent chunk as startup before you can get your first check from selling a house. What can I possibly do to manage all this?

Chico - If you can't afford a car, you can't afford to go into real estate. Not only do you need a car, but you need a substantial amount of money just to get started as an agent, plus enough to live on while you are getting your business off the ground. Select another field to go into, or find a regular job as a real estate assistant or office person while you save up enough money. I would not recommend anyone go into the business with less than $5000 - plus enough to live on for a year or more - in addition to, of course, a car. Your car must be nice enough that you can be proud to put clients in it, or you will lose credibility as an agent. If you live in a harsh climate, get a 4 wheel drive vehicle.

How would you show a home if you do not have transportation? If the real estate is close you may arrange meeting clients at the house and either walk, bike it or use public transportation but if the client wants to make an offer you will not be able to respond in any reasonable amount of time and you will use up a lot of money in public transportation. I would suggest looking for a real estate firm where you can get a job on staff, not as a realtor but other position so you can improve your knowledge and at the same time acquire sufficient wages and credit to get a car. Yes - you do need a car!

How would you get to appointments? I couldn't spend hundreds of thousands with a person who doesn't own a 2000 dollar car. Good luck.

Question one: What do you know about real estate? What experience do you have buying and selling? There must be something which makes you think you would be a "very good agent". What is it? You don't necessarily have to pay a lot up front to a brokerage to get started but there are training and licensing fees. As a Realtor, you sometimes have numerous appointments all over town with short notice and will have to show up at listing appointments looking professional, so I think not having a car would be a detriment unless you have really good public transportation.

There are certain aspects of a job that are not negotiable. When it comes to selling real estate, having a car is a must. I would not wish to hire you as my agent if you lacked a car. That would seem extemely odd to me.

Get a different steady job for a while. Then get a car and go into real estate.

Generally agents take prospective buyers to the home rather than meeting them there, as sometimes certain developments have gated access, etc. Leasing a car could be an option, as it's often cheaper than buying and perhaps the agency you worked for could give you a transportation allowance. I think many people, likely most, would look down on an agent without a car, as biking it does not spell success.
