Are there any zoning laws/regulations that I as a landlord need to be aware of when renting to group home?
Have potential renter of my single family residence who is a corporation that runs group homes for mildly mentally challenged adults. My home is in glendale, az. Are there any zoning regulations in glendale or other procedures necessary to allow me to rent to them? Anyone with experience as a landlord in renting to group homes could chime in with suggestions on moving forward and their experience with this arrangement.

Yeah, you need zoning for this, it is not a residence, but a business, one that provides medical care. You need to same zoning you need for rest homes.

ABSOLUTELY. You will need to check with your city/county zoning department to see if your property can be used in this capacity. Many residential neighborhoods have zoning restrictions that do not allow this sort of property use, you are going to have to do the research here.
