making an offer on house.?
i am trying to buy my first house and am lucky enough to have a close friend works for a multi listing company... he works for a different company then who selling the house but he is still showing it to me and helping me make an offer.... the house is appraised at 48,000 and the asking price is 34,900. it is a beautiful home but in bad neighborhood and hs pretty high taxes. i offered the seller 33,500 and i wrote out a check for 500 dollars as a deposit i guess to look more serious. is that too low to where he will reject or will he jump on it? we gave him until the 21st to make a decision. thanks

It would be wise to have your realtor do a market evaluation on sold properties in the area the past 90 days to verify the apprasial. I would like to see the compariable properties prior to making the offer. You really have to know what the real price is. If the owner could sell it at $48,000 he would. So why is'nt he? I would have given him 1 day at the most to get back to you. Why give him time to round up another buyer? I don't understand your friends stratagy.

Well, I am not a fortune teller so I can't say if the seller will accept your offer. But I can say that it sounds like a very reasonable offer and has a good chance of being accepted...especially in the current market environment.

bad neighbourhood always effects the quality of the house, but it depends on where you live, because values are are dependent on the area.
