How do you sell a manufactured home with expensive lot rent?
I own a newly renovated 3 bed 2 bath manufactured home. It is very classy for this type of home. The house is on rented land in an upscale community. The rent is out of control almost $600.00 a month. The home has been on the market for two years and I fear it is do to the lot rent and economy. I have drastically lowered my price to reflect the market. We tried two agents, advertising, professional photography, craigslist, open houses and more. Not selling this house is hindering me from moving forward with my life. It has even hurt my relationship with my fiance. We feel like we are floating wasting time and money. Does anyone have any tips? Has anyone ever successfully sold a manufactured home on Ebay or by auction? Thanks in advance...... So So Lost

You may want to think about donating it to your church. There are plenty of families that could use it, but could not pay more then the 600 a month rent.

Read about rent to own, or lease with option, or land contracts. These may enable you to be rid of the home within a year or two. You can research this stuff online. But be sure to get at least a 3%-5% option deposit or down payment, or you are looking to get it back!

Please don't sell it on Ebay, you will spend so much time on scammers and tire kickers, it will make you want to pull your hair out. YOu could hold an auction, but in my area, I have not heard of one recently held private auction successfully consumating a sale. If other things in that park are selling, you need to take a good, hard look at what you are offering for sale. If nothing else in that park is selling, it is the park/lot rent.
