retail spaces
Question
Can I bypass the property manager to talk to the owner?
I have my eye set on a retail space and I called the property manager/broker of the plaza on the sign in the window. He ended up being a compltete a-hole; someone I don't really want to deal with. The unit has been vacant for ages and he is too stubborn to negotiate. Every time I see a retail space around town with his small company's sign in the window it is in a unit that hasn't been leased in ages. It makes me wonder if he is just a bad broker. I think it is because he is worried about negotiations hurting his commissions. I want to know if it would be futile for me to find out who the owner of the plaza is and try and talk to him/her instead. I am not expecting the landlord to rent to me. I just want see if the landlord could talk to the broker about working wit me...

No not really.Managers are there so that owners do not have to deal with renters BS. Managers act on behalf of the owner so if you can't get anywhere with the manager, you wont do any better with the owner.Owners do not allow managers to give out their personal contact info either.

May be futile. Can certainly try. Do tax search at county, find to whom tax bill is sent.

The owner has a contract with the broker, he can not rent to you anyway. Do not be so sure that those vacaent buildings are not still collecting rent. Commercial leases are long and you have to pay them even after you vacate them if they have not expired.
