How do you break a lease in Greensboro NC?
Some more information for you. When I arrived, the landlord had let the previous tenant stay longer, so it was still occupied. I told him it needed to be cleaned and empty of people and furniture. So far he has accosted me twice, left a floor wet so I fell, told me I would never get out of the lease. I am fearful of him and his people. He has alot of guys working for him, who scare me. what can I do? oh and I live above him

Unless you are subletting a room the previous tenant has to be gone, no exceptions. In many states a landlord that does not make the rental available when dictated by the contract (this would include having a prior tenant out) would be liable, which allows you to sue for damages. If you have not already moved in or the prior tenant has not moved out yet, then you have the right to void the lease with no further obligation. I would strongly encourage you to talk with a lawyer, even if it is just legal aid. This sounds like a landlord that will only get worse as time goes on. You may also want to consider a restraining order against your landlord.

You pay the early termination penalty specified in the contract or whatever the landlord wants if no penalty is specified.

If he is threatening you, and leaving the place uninhabitable, you could quit paying the rent. Then he would evict you, and you get out.
