I moved out of my apartment complex over 30 days ago?
and in my state (ohio) within 30 days they either have to return your deposit or send you an itemized list as to why you are not getting your deposit back. I've got neither. I really need the money soon, and I want to send a certified letter demanding it back or I'll take them to small claims court. I put a forwarding in address in my written 30 day notice, and also gave it to them again when I turned in the keys. The problem is, the owner of the property is the one who has it, and I can't find out who it is. I've googled the company name(the company who owns the complex) and looked in the phone book, and can find no phone number or address. I checked my lease too, and it's not on there. Should I send my certified letter to the manager of the complex since I can't track down the owner? I'm new to all this so I'm really confused about what to do. I just know I'd really like my deposit back ASAP. Thanks! Sunny, it has been over 40 days now, and I live 2 blocks from them. I've sent mail to people in towns 2 hours away and they get it in 2-3 days

send the letter to the manager of the complex then they will send it to the owner if need be.its not your responsibilty to find out who the owner is because most apartments dont tell you who it is.the manager will either handle it himself or send u info on who u really need to be contacting.hope this helps : )

YEP, the manager is responsible for this, so send them the letter and request your deposit back, noting the statutory time has lapsed. Hopefully you did walk-through upon vacating the place?

The owner has nothing to do with the property when they have a manager. The letter should go to the manager.

You have done everything according to your lease. They do have 30-days to refund your deposit. They will sometimes wait until the 30th day to do so. It's a cash flow thing that crporations do. As long as your deposit refund is mail dated by the 30th day they are withing their legal right. You need to chill for at least another 7 days for the mail to catch up with you. In the meantime I suggest that you write out a message first before contacting the manager. It will provide you with what you need to say and you need to "put on a happy voice". People respond better to happy people. Don't act desperate! Be sweet, simple and nice. Be prepared when you call with a pen and paper to write down any message if you don't reach someone. Keep a simple log of when you called and what the message was. When you do get a person on the phone be sure to #1 ask the person's name that you are speaking to. Stop by the old place and "put a smile on" and physically find someone (with a note pad in hand) and start asking questions. Who do I need to talk to? Where are they right now? What is their phone number? What is your name. If you can, take a friend with you and a camera to document (not necessary, but it helps) that way someone knows that you know their name and you have a photo of them they will go miles out of their way to help you. But remember, snail mail takes 7 days at least. It's a banking thing that major corporations do to collect interest on your money
