What happens when a seller accepts an offer for his house that is less than the mortgage?
Question
When do you get a Good Faith estimate? What if the mortgage company does not want to give one out?
Do I have a right to request one at any time? We'll be buying a home in less than 90 days. When do you ask/receive a Good Faith estimate? My lender does not want to give one out. When is he required to? What do I tell him?

If your lender will not give you a GFE, pick another lender. Typically, a good lender will tell you what you are pre-qualified for, and if you want one, produce a GFE for that amount, or whatever amount you choose. That way, you can shop different lenders. The lenders in my area that I recommend can generate a GFE in just a few minutes. It is very smart to compare, just working from interest rate and ignoring closing costs can cost you thousands of dollars.

We received our GFE after we signed the purchase agreement and knew how much we were purchasing the house for, and how much the bank was lending us. It was part of our loan package.

You get a GFE AFTER you have a signed contract to buy. Your lender may provide an estimate but it would only be approximate.
