Letter of Complaint for landlord, in regards to other occupants of the house. What do I need?

I have been advised to write a letter of complaint about the occupants in my girlfriend's house. I had to remove my girlfriend from the property and they have vandalised the remainder of her things and broken things in the house. The house is a complete mess now. I have been in touch with the Landlord about numerous things to do with removing my girlfriend over the past 2 days. I want him to come and visit the property to assess damages and also to possibly ring the police over damaged or stolen items. BUT... he has told me for him to be able to do anything, he firsts needs a letter of complaint that would enable him to have sufficient grounds to investigate. I have wrote parts of the letter, but I need to know what absolutely needs to be in the letter. Other than Date & Signature and also stating my girlfriends name and the address, as well as the other occupants names. I'm writing it for her... I have about an hour before I have to go round the house with my dad to get the rest of her stuff moved... I'm possibly meeting the landlord later today too. I can't go to a solicitors because I have to do everything today and tomorrow, asap really to get her completely out of her house and moved in with me. I cant assess whats been damaged other than what I already know, nor can I see whats been stolen out of my girlfriends room until I get there. I just hope she doesnt refuse to let me in. Which reminds me, if she refuses my girlfriend access to her things, can I ring the police? Although my girlfriend isn't on the tenancy agreement she is just the guarantor. Issue is resolved. The letters I wrote I did in my girlfriends name for her =] The police got involved to supervise me and my dad removing my girlfriends belongings and the landlord was also there. Everything is completely sorted now. I know she's liable as a guarantor, but it cant be helped since its legally binding. Shes the guarantor until the 22nd of August or until the tenants are removed. You should go into dates of events, damage caused etc. Be as specific as you can. Also get your girlfriend to countersign the letter as she was an occupant, or maybe she could do a seperate letter.

Get a olicitor to draw up the letter. That should put the frighteners on them!

Well, a decent description of events, explaining exactly whats been going on. If you have some kind of eivdence you can put into words that might help too.

that's basically it. the whole point in the letter is that Landlord has something physical ie in writing that he can in casee incase of any legal disputes good luck

You cannot complain - it's not your tenancy that's been abused. Your girlfriend must do it and she should sign and date the letter, keeping a copy for herself. I would also recommend sending it by Recorded Delivery, which means it has to be signed for. That way, the landlord cannot deny receiving it. She needs:- the basic outline of the complaint. dates, times and names wherever possible, including the dates of verbal complaints to the landlord. a photo or photo's of the damage - remember 'a picture paints a thousand words. a deadline for a response and the consequences of failure to meet the deadline.

LL does NOT need written letter before investigating his property. Letter needs to be from GF as she is tenant, not you, needs her signature even if you wrote the letter. GF can go to police without LL. If roomie refuses to let GF/you in, LL or police can, so be prepared with copy of lease. This is GF's deal, not yours, and you need written, notarized POA if she is NOT with you.

The only people the other tenants need to take notice of, is the Police. Ring them Now............write a letter to her LL get her to sign, saying she has informed the police. You say she is not on the tenancy, but just the guarantor, this is far more important, as she liable for all the damages if the tenants do not pay up.
