If you are looking into commercial real estate, multifamily or apartment buildings there may be some situations that don't require an angel investor or private equity. Single Family deals are harder to find private capital for however what I have done in the past was to talk to the people I know to raise equity for SF deals. Or your other option would be to get a business loan and come up with a solid business plan on how you would acquire these types of assets and make a profit. Most angel investors are devils in disguise. They will get you to use their contract, allow you to assume all of the debt, and they will end up owning the property.
