Question

We will be looking at homes this weekend. What kind of things do we ask and/or look for when house shopping?

Our agent will be showing us maybe 3-4 homes per hour. Just wondering what we need to keep in mind and take notes on as far as touring the homes go. Thanks for any and all help.

You will need to ask for a copy of every listing the agent shows you and make notes on those as you go. Ask about taxes, age of property, any deed restrictions, school ( if applicable) home warranty,utilities, services like cable in the area. I always ask if the lighting fixtures, curtains, washer/dryer and any particulars come with the house or are excluded as well - usually is in the typed listing but you have to make sure, assuming is not good. Looking at that many properties is going to make your head swim, I can guarantee that, so take good notes and take your time, weed out the obvious losers right away. Ask lots of questions and if you feel rushed, tell the agent to slow down. Best of luck !

ask about pest and bug problems even if theyre only seasonal.make sure all the outlets and switches work too.these are things that will become YOUR problems after u move in.if you are renting ask if it would be ok if u paint or do some simple remodeling.ask about any foundation or plumbing problems the house may have had in the past.hope this helps : )

your Realtor will give u the MLS[multiple listing service] listing form, make notes on each house, what u did like what u did not like..... Watch for the condition of the roof as that can kill a deal .... I hope u have been prequalified from a bank or mortgage company ...If you get involved in a short sale have a lot of patience as they can take several months to accept your offer..Bank owned usually does not take that long ...short sale and bank owned must be on a AS IS contract so they will not fix anything .u will have a # of days to do inspections that is your get of of jail card [lol] if u need to cancel your offer to many MAJOR issues is a problem, FHA now requires home inspections . the power must be on, ask your realtor who pays that .. In my area our utility company is charging $445. to turn on .... There are a lot of great deals out here find one !! good luck !! from a florida realtor
