How to deal w/ a shady landlord?

The owner of the home I live in said she is filing for bankruptcy and "the loan she has on the home will be foreclosed on", "we can stop paying rent, and we should be looking for another place to live soon. We only have an oral lease, I found out recently that they are only valid for 3yrs. Next month will mark the 3 year term. I think they just want us out, to move in new people so they can raise the rent. I don't want to keep dealing w/ these shady people anymore, but I don't have the money or credit to move right now.

Oral leases can only be valid in some states for up to 1 year. Where you get 3 years...I dunno. Either way, give your 30 day notice and move out....or stay and cont inure to pay rent as per your month to month tenancy agreement.

What other choice do you have? I suppose stay there as long as you can, don't pay rent and when you get enough saved up, move. If she is shady, just expect her to evict you at some point.
