Wells Fargo, Bank owned house?

I found a house that is bank owned by Wells Fargo, the bank just took over and have not assign an agent for that house yet, is there anyway that I can start negotiation on that house before it get to the market? Who will I talk to if there is no agent?

You have to wait for an agent, there is no one to talk to yet. They can not start negotations with the house not for sale, they need to collect offers first. They will never directly talk to you anyway, not unless you are a broker and ahve a contract with them.

probably not. you just have to wait for it to hit mls. If this is in a state with a redemption period it could be more than 6 months before this comes on the market.

Just tell your agent that you want THIS house and they will make sure you are the first people through it when it hits the market.

It's practically impossible to begin negotiations with the bank prior to them assigning it to an agent. I know, I am an agent, and have been trying for over 3 months to negotiate, on behalf of a buyer, for the purchase of a home that a bank owns. What I would do is contact the agents who typically get a ton of foreclosures, and ask them to keep you in mind if they get assigned that property. In many cases, the property is assigned to an agent well in advance of the property going on the market, as there is work to be done by the agent before listing.
