What's the easiest way to get rid of a subleasing tenant from the house I have the master lease on? (WA State)?
I have the master lease on a nice townhouse in Washington State. I have a good relationship with the owner. He knows I have been subleasing, and is OK with it. (He doesn't want to be involved, just have one point of contact and get one check -- from me, and let me deal with any issues with the sublease tenants.) The sublease tenants all know that for their purposes, -I- am their landlord, and I live in the same house with them (I'm in the basement, they are in the top floor). Recently the tenant who is in the master bedroom --who ironically is a property manager herself, but young and snotty-- has become obnoxious. I like the rent income from her, but I'm tired of her crap and I want her gone soon. I want to do this squeaky clean so she can't argue that she has a "right" to stay in the house. (She knows she would pay more in another location.) This is a private house, not an apartment building, so I hope I would not have to have an official eviction. She has a 6-month contract with me which ends in August... but I wouldn't mind terminating the contract early, to get her out by end of July. I'd be glad simply to tell her "I've decided to take back the master bedroom and use it as an office", just to have an official reason that she can't fight in court... Is this a workable plan?

No, because there is a lease this is not a workable plan. Aug is not that far off. Issue her the 30 day in July and be done with her. There are evictions that do not involve the court, but they take a month anyway. You would save yourself a whopping 2 weeks.

You might want to run this by a lawyer, but if you've got a written sublease with her, I'm afraid you're stuck with her obnoxious behavior until August. Unless, of course, she has broken her lease with you in some way by, say, having a pet when the lease agreement specifically prohibits it. But I would give her plenty of notice that you do not intend to extend her sublease. Don't give her any legal grounds to stand on, otherwise you could be in for more than just her snotty attitude.

Easy. What you do is this, you wait until she leaves the house. Eat some fresh prunes. Drink a little bit of red wine. Grab a used newspaper, a spoon and a black sharpie marker.Then you slide into her room undetected, Mission Impossible style, and lock the door behind you. Then you take off your pants and your underpants. You get on top of that "She" bed, walk right up to the middle, and drop the biggest deuce she'll ever see right in the center. When you are done take the newspaper and roughly wipe your behind, and throw the contaminated pieces of paper all around her room. Next, you take the spoon and scoop pieces of your best feces from the bed, and fling them around the room. You might also want to take some scoops and put them in her drawers, inside the dvd player, shoes, toothbrush, etc. And finally, you take the black sharpie and sign your name on the bed, right next to where you dropped a deuce. Along with the words, "this is my house B****!" Good luck, hope that helps.
