Help... I'm thinking about buying a house on a busy street?

The street isnt THAT busy, more like semi - busy and is next to a really nice neighborhood. There is about 1 car every 10 -15 seconds. The house is very far set back (maybe 100 ft or more) and has a row of hedges plus big, mature trees. At the front door, the noise isn't very loud at all and once you get in its barely noticable. The location is amazing and is walkable to school, town and the train. (Which is very desirable) I was just wondering if it was a bad idea to buy a house on a busy street and if the resale value would be much lower? (Btw: You cant hear the trains at all)

The resale value would be lower than the same house on a quiet street, but then YOUR price will be lower to reflect the street. It does cut down the number of people that will be interested in the house, but you're interested, right? Price sound-proof windows for that side, and reflect it in your bid.

It would have a negative effect for resale, but it should be selling at a discount now because of it. There is always a market for a house at a price.

I generally avoid a house located on a busy street. You also have to consider what might happen in the future whether traffic volume might increase to the point it makes it difficult for you to get out of your own drive way. If your house has 100 ft between the house and the street, you probably will be driving forward toward the street (when leaving the house in the morning during rush hour) instead of backing out your car. If that is the case, it may not be a big problem. Is it possible that the city will expand the street by adding additional lanes to accommodate additional traffic volume in the future? House value will generally be negatively affected by a house on a busy street. However, if there is a possibility of re-zoning it for commercial use, then it may be a good investment for you.

I don't think you need help. If this situation is acceptable to you, then go buy the house. I'm sure there are other houses on that same street that other people live in. So ask yourself this: if its busy, why is it? Are there conveniences nearby that people want to get to? or is it a short cut through your neighborhood to avoid some other road.Does that make the "area" desirable? (that is what you need to know, if you are considering its potential resale in the future)
