How can I find Investors with 50k and plus, that want to invest into real-estate?
I represent many sellers that are fully interested in selling their properties creatively, and are willing to carry a note. All that is required is a small down payment as low as 7% and no higher than 15% these are all great deals that are cash flowing, I'm just having trouble finding buyers for some reason ( I know that the recession has something to do with it) but there should still be plenty of people who are interested in purchasing properties with no Bank Qualifying, a low cash down payment, and the best part is that all my properties are NON-Listed... Can some one help me find some good investors... one that will not waste my time either???

These sound like a bad deal for investors, most will not be interested in the seller carrying the note unless title can be fully conveyed. You are having trouble finding buyers because it sounds like a scam. Why aren't you listing your clients properties? This is the fastest way to find investors, all of the real ones are either RE agents themselves or have one working for them.
