Could someone help me, need to rent a retail space?

I need to rent a retail space and I would like to know what I should ask for. Does the landlord contribute any money for the outfitting of the store? Can I ask them to come down on the rent or give me a couple months free rent in this economy? Is there any negotiation on a triple net lease? Thanks in advance. Any advice is greatly appreciated! Everything is negotiable. If the space has been vacant awhile and there is a lot vacancy nearby, your chances for negotiation are better. You can negotiate build out, or ask if he can finance build out costs into the rent to help lessen the upfront costs.

Do your research see what rental rates are going for retail in the area of interest. Everything is negotiable. I would have a Commercial Real Estate Agent represent me if I had never done this before especially in a triple net lease and if the space needs some work to fit your needs. In most cases a buyers/renters agent is paid by the management company, but check to see first.
