Average closing costs
Question
Will our house be appraised anywhere near what we put into building it?
rural area, cheap property given to us valued <5k, we will need to dig a well, put in a septic tank etc. Do most house appraise less than what goes into them? if so about what % less on average? would a prefab appraisal be closer to the build cost, than a stick built home?

Look at what new homes in your area are selling for. Let's say you see a new home similar in quality and size to what you want to build and it sells for $200k, well if what you want to build will cost $250k then you have your answer. (Markets are different all over)

What went into them (cost-wise) is irrelevant to an appraisal. It's current market value that the appraisal measures.

Rural is going to be tough. You will have to find a neighbor that already has built a similar house like you plan to. Ask them if it has been listed or if they bought it how much they paid and when. If you are asking because you are considering using the property and land as an investment don't expect much of a return unless you are building some huge retreat.
