We just purchased our home in Jan 2009 using my husbands VA loan and the VA appraiser was extremely picky. Our house was just recently updated and passed inspection with flying colors , not a thing was found wrong...HOWEVER when the VA came through they found a very minor thing. The sellers dog had scratched the bottom 2 pieces of the siding, it was so minor we didnt even notice it..but the VA did and they wouldnt pass the house until the siding was replaced. I couldnt beilieve they found something so minor like that.

When VA loan is obtained the lender sends out an appraiser that does a Certificate of Reasonable Value (CRV) on the property. The appraiser that does this CRV will list any possible damage that will need to be repaired prior to the closing of the transaction. Prior to close this same appraiser will again go to the property, reinspect it, if all the damages have been complete then he/she will sign the appropriate form indicating so. If not then the appropriate form will be annotated and the repairs will need to be done followed by another inspection by the appraiser. I hope this has been of some use to you, good luck.
