I am considering renting out a room in my home. Any suggestions?

I live w/ my boyfriend who owns a home and we have a bedroom that is empty. I have a friend at work who said they would rent it for $250. We are ok w/ the price and have agreed but would like to write up a small month-to-month rental agreement. Does anyone have any suggestions on rules? We don't really want her anywhere but in her room. We don't want her to watch our 65'' flat screen or to have over-night guests, but she has a bf... She'll have cable in her room and wireless Internet. Would allowing her just access to the kitchen, w/d and bathroom be mean? Let me know! Thanks.

In addition to limiting her use of the house--which does seem a bit petty--you also need to find out what the fair market value of a room rental is. This will affect how your boyfriend reports the income on his taxes. I've been a roommate before. The only room off limits was the other bedroom. I gladly cleared from the living room if my roomie and her boyfriend was there, but they usually would invite me back if they really were just watching tv. As for overnight guests, how large or how small is the house? If you and your B/F aren't married, it's not like you can use moral grounds to say, no, not you. You can, however, say no more than one night a week or he pays rent too.

Unless she has her own entrance & exit, you really shouldn't rent the room unless you are willing to share your home. I rented a room once where I only used the room, bathroom and kitchen (did my clothes at laundrymat), but it got old after a short time. Plus renting to someone you work with is never a good idea. What if she's a terrible housemate? Then your work relationship will be affected.
