internet usage for my tenant?

I have rented a room in my house. I have DSL connection for which I pay about 66 dollars a month. Now when I first rented the room, I informed she can use it. It is not part of the rent or has been mentioned in the lease as such. She has decided to move out and has not paid the rent for this month. The wireless router belongs to her so I disconnected it and decided to give it back to her. This morning she has written note stating that "Technically" she is still living there and I should put back the internet connection. What are the legal implications? Should i put it back even though it's part of the rent-which has not been paid? no she has not yet moved out. She has flat refused to pay rent for this month, she wants me to adjust it with her deposit.

I wouldn't ! There is NOTHING in her lease that the internet is part of the service .... And; I imagine that there was NO mention of DSL in the ads .... So; you were just being nice by allowing her to use your internet service .... Now; she is being a real "B" by not paying her rent ... and STILL expecting you to provide the internet ... tell her to get internet at her new place because she isn't using yours anymore ... UNLESS you see RENT and !/2 the cost of the internet !!!

My own opinion is no, but I have no legal background. I would think you can take away the internet if you want since it was not part of the lease.

if you dont have to pay for downloads or anything just let her use it, if you dont you will more likely just annoy her and get no rent for that month at all. keep on her good side for an easy life and dont give her an excuse to stop any money.

Not in the lease normally would mean no access to it. However, a case could be made by her that you allowed her to access it. But if she's moving out who cares...keep the ungrateful and undeserving one off it. Course you may want to get the rent money owed first... : )

Does she have any other personal goods there, like clothes, stereo, bedding, etc? How do you KNOW she has moved out? The terms of "moved out" should have been spellout in your renters contract. You were right to give the router back, it IS hers. but the Internet service is YOURS, and you have every right to disconnect from her router, from your computer, or even remove it completely. Just disconnect her router, but leave it in place. Have you tcontract examined by a lawyer concerning the conditions of her "moving out", and what recourse you haev to regain your lost rent.

Has she moved out or hasn't she? But, regardless, it was never part of your lease agreement, you have no obligation to put it back.
