Question

Is it possible to buy an organic, hobby farm in Texas without going through a real estate agent?

I am a Health Coach, interested in teaching young people the benefits of eating, growing and preserving organically grown food. Since my organisation is non-profit and still in infancy stage, I can't afford agents' commission, or profiteer's prices. Someone out there knows who I can contact.

Basically, the strategy is, network network network. Find out who owns the kind of property you want, and then go talk to as many of them as you can find and ask if they want to sell. Finding the right piece of property is a lot of work. The reason agents get paid is they help do that work for you. If you don't want to use an agent, then get prepared to do the work yourself. Also, I'm not sure if you're aware of this or not, but typically an agent is paid by the seller. If you were looking to buy property, you normally don't have to pay the agent, the seller would.

Yes, it is possible, look in to craigslist.com and Zillow.com also classified newspaper ads, etc. But don't expect any great deals, the agent's fees are paid by the seller not the buyer. Sellers w/o agents price their farms at the same prices as those with an agent and pocket the agent's fee for them self. So you might as well use an agent and let him/her do all the looking around for you.
