I've got 3 college girls who want to rent my house, but they say they want to pay individually, whereas I want

one check on the 1st of each month. Some have money, some depend on parents...so I asked if one parent could pay by auto transfer on the 1st and they could pool their money, but the parents don't want that and they want individual payments. If they pay individually, should I charge them more? I don't want that arrangement, seems more difficult...is that the normal procedure? I'm new to this.

Yes, charge more. That is the normal procedure. Ultimately, it's up to you though if you want one check. However, they might walk then.

They can pay invidually . Just make sure all do pay.

You need to do whatever it takes to get money from that property! if they want to pay separately, then make them sign separate leases etc... it really doesn't matter, as long as you get paid. but don't charge them more for the service.

id say if they are all 3 paying separately you should charge them more, what happens if one or more of them canot pay?

That's completely normal. I go to Illinois State University and it is unusual for someone to ask for one check, although some do. Don't charge more, that is not fair. Just make a contract including that all checks must be to you by the first of the month or there is a fee of ____ $ due ____ date.. stuff like that is what I usually see.

i see your concern, one is bound to say oh i will have it for you in a few days. if it were me i would not rent to them unless they agree to pool it together and pay at once using money orders or a check.

You're crazy, lol If you have separate agreements, what's supposed to happen when one of them doesn't pay? You can't tell the other two who can "visit". So how are you going to deal with that? I would tell them very simply "You can lease the place together, or not at all"

Your the landlord. You tell them what the rent is and how it's to be paid. If you just want one check or money order, then they are the ones that have to figure out how to make that happen. It's really not your concern how they do it. Just that it's paid for. When I lived with 2 room mates in an apartment at college, that's how we did it. All our names where on the lease, but the rent was paid by one check and it was up to us to make sure that all the money was there.

It all depends if you still want to live there as well or not. If not, you better make sure the contract is clearly stating the three names, each one of them is bound to pay $$$$ every month or week, give the same contract to the three of them, that should cover you for any problems. I would also prefer that the contract on under one name and you collect the money from her.

hmmmm well having only one check is a wise thing to do but if ur gettin the payment by the 1st, be tough of the deadlines i dont see a problem and ask each of the 3 gurls that they wont look for another accomdation for a year or so,make an aggreement for tht,else it would happen if one of gurl left the apartment,u will be gettin only 2/3 amount of rent for that place if all 3 checks are timely with no delays i dont think so theres a big problem

When I was renting a property with three other guys at University in Guildford, our landlord required we made a joint account and transferred the money in 3 days before the Direct Debit was due. He had about 8 properties in the local area so knew what he was doing! If you let them pay individually it will be harder to keep track of payments and the possibility of some not paying up at all.
