Question

What type of business insurance do I need?

I plan on renting space to masseuses to provide chair massages to clients. What types of insurance do I need as the renter and owner of the property?

IF the only thing you're renting is the space, you need "owner, landlord & tenant" style general liability. If you're ALSO renting the chair to them, you'll need a rental equipment liability type policy, and you might want to insure the chair, also. A local agent can get you set up with the proper coverage type.

You need general liability (GL) insurance & property insurance (a "business owners policy" or BOP), but also you need to require your tenants to carry GL insurance too, and workers comp insurance. Otherwise you could get stuck if they have a problem.

Definitely need building casualty insurance as owner Also liability insurance in case someone is hurt and your tenants dont have enough insurance and they sue you.You need that as tenant and owner. As renter you will need contents insurance.

A general property and liability policy should do it for you, but you must also be sure to get a "certificate of insurance" (ask your agent) from the renter,in case they hurt someone, you'll be guaranteed that they are insured.

JeffyB has the right answer; make sure you get certificates from your tenants that they have coverage in force. Be aware that certain GL or BOP policies for commercial property have restrictions for the TYPE of businesses that rent your property; make sure chair massage is an acceptable business. I'd guess they'd lump them with medical and doctors offices, but I could be wrong. Good luck.
