the best way to get current sales in your area is either: www ... ask a local Realtor for a favor to run a CMA for you or go directly to the local property assessors Web Site.

Try these www.cyberhomes.com www.homepricecheck.com www.ditech.com realestatecenter ... - and hit the link that says "estimate the value of your home" realestate ... mortgage ... www ... You can also search the tax records of the properties around you for free with the county clerks office, the tax office, or the assessors office.

Remember you get what you pay for. If your just want to know what the sales price for the houses around you are then zillow will work. If your trying to find out the value of your house forget zillow and the others, they don't compare apples to apples. They don't use same design, they dont know effective age of the sales (amount of updating) they don't know the difference between GLA (Gross living area) and Square feet it's a really poor way to value prop.

Ask a real estate agent, appraiser or title company to look up the property address. We subscribe to services that provide that sales data. For info about the market in general, search the online multiple listing service for your area (or realtor.com) and you'll see what comparable properties are listed for. That is the easiest way to do basic market research. Zillow.com is okay, but its estimates are often w-a-a-y off. I have compared my own properties to its "zestimate" for each and only 1 was accurate.

I just tried a couple of the more reputable websites, like www.realtor.com and www.ziprealty.com and even they don't have up-to-date sales information. I suggest a title company like Chicago Title. Keep in mind though, the transfer of title can take months to show up on websites in some large cities so even an online title search might not be completely accurate. Your best bet is to contact a real estate agent who would be willing to help you.
