I'm pretty sure this is due to your site having low Page Rank. The solution: Keep putting up quality content and drive as much traffic to your site as possible. You could also put in some competing websites into that tool and see what price comes up for them. That could give you a rough idea to start with. Last, Google AdWords can add some advertising revenue to your site without having to deal other companies "face-to-face". Of course, for it to be of any real value, you'll need to bring in a lot of traffic to your site if you do not do so already.
