"No money down" home loans in Northern California?

My fiancee and I are interested in purchasing a house after we get married, but it just seems that we will have to rent for a while first to save up for the down payment. I was told that there are 'no money down' loans available as well as 'first time homeowner' opportunities. Does anyone know of these programs in the Sacramento, CA area?
